'Today' and new co-host fall to 'GMA' in Week 1

(AP) ? A majority of morning viewers has greeted the arrival of Savannah Guthrie with a yawn in her first week as "Today" show co-anchor.

NBC's "Today" was beaten last week by ABC archrival "Good Morning America" by 357,000 viewers, the Nielson Co. said.

"GMA" drew an average of 4.57 million viewers, compared with 4.21 million for "Today," according to preliminary Nielsen figures released Monday.

This represents the largest lead by "GMA" over "Today" in more than 17 years, while extending its top-ranked status to three consecutive weeks, ABC said.

Meanwhile, in the 25-to-54 demographic, "GMA" landed just 2,000 viewers behind "Today." It was the narrowest margin in that demo in nearly 17 years, the network said.

Final Nielsen numbers will be released later this week.

"Today" had been the undisputed morning champ in the ratings since 1995 until this spring, when a resurgent "GMA" snapped NBC's winning streak by seizing the top spot several times.

But last week's victory by "GMA" (with its anchor team of Robin Roberts and George Stephanopoulos) seemed particularly striking, since it coincided with the official installation of Guthrie at the "Today" anchor desk alongside longtime co-anchor Matt Lauer.

The "Today" show loss hinted at lukewarm audience interest in Guthrie's arrival. Or perhaps viewers were displaying dismay toward NBC for ousting Ann Curry, who had shared co-anchoring duties with Lauer for just a year. She joined the program in 1997.

"We are incredibly confident in the new 'Today' anchor team," executive producer Jim Bell said. "Although it's premature to look at one week of unofficial numbers and draw any conclusions, we just made a big change that we didn't take lightly, and we are in this for the long run."

Curry's last day as co-anchor was June 28, when she fought back tears and told viewers, "This is not as I expected to ever leave this couch." She now holds the titles of national and international correspondent/anchor and "Today" anchor at large.

Replacement of Curry at "Today" loomed with the end of its 852-consecutive-week supremacy. That winning streak had been a huge point of pride at NBC as the rest of the network's fortunes declined.

Morning shows are also an important cash cow. The "Today" show earned an estimated $484 million in 2011, according to Kantar Media, more than "GMA" ($298 million) and CBS' morning show ($156 million) combined.

Guthrie, who continues as NBC News' chief legal correspondent, joined "Today" last year as co-host of the four-hour program's third hour.

She's been at NBC since 2007, coming from Court TV. She covered Sarah Palin's campaign in 2008 and was NBC's White House correspondent from 2008 to 2011. A graduate of Georgetown Law School, she worked in television for most of her career other than two years spent practicing law in Washington.

The timing of Curry's dismissal, and Guthrie's succession to her role, has been strategic. NBC has wanted to give viewers (and Guthrie's colleagues) a chance to get used to her in her new role before "Today" heads to London later this month for special broadcasts during the Olympics.

SEOUL -- North Korea's?military chief,?a close ally of the reclusive state's new leader Kim Jong Un, has been relieved of all?his?posts due to illness, the country's official news media said on Monday.

Ri Yong Ho was relieved of all his political posts in the ruling Workers' Party Korea at a politburo meeting on Sunday, including a powerful position as vice chairman of the Central Military Commission,?North Korea's official KCNA news agency said.?


Ri, 70,?is?a career military man who held the rank of vice-marshal,?according to South Korean government database.

Ri has been a prominent member of new leader Kim's circle of close political allies. Kim took power after his father Kim Jong-il died last December.

It was not clear who would succeed Ri. North Korea didn't elaborate on Ri's condition or future.

Ri?has been at Kim Jong Un's side since the young man emerged as his father Kim Jong Il's successor in 2010, often standing between father and son at major events. That role appeared to deepen after Kim Jong Il's death in December, helping the younger Kim?solidify support among the military.

Ri wielded power from his position at the intersection of three crucial institutions: the Korean People's Army, the Central Military Commission of the ruling Workers' Party and the Standing Committee of the party's influential Political Bureau.

Ri also oversaw an influential Kim Jong Un support group comprising officers in their 50s and 60s whom commanders consider rising stars, according to Ken Gause, a North Korea specialist at CNA, a U.S.-based research organization.

Hong Hyun-ik, an analyst at private Sejong Institute near Seoul, was skeptical about the illness claim, saying that when top North Korean officials do get sick, they typically remain in office while deputies handle their duties. There had been no previous sign that Ri was ill, he added.

Hong said the change appears aimed at replacing an appointee of Kim's late father with a closer confidant.

"It can be seen as part of a general change," Hong said, adding that he expects similar news on the dismissal of other aging, senior officials will come out in coming weeks.

Animosity on the Korean Peninsula has deepened since a North Korean rocket launch in April that the U.N. called a cover for a banned long-range missile test. North Korea says it was a satellite launch.

North Korea has repeatedly threatened harm to South Korea's president and his supporters in recent months, angry over perceived insults to its leadership and recent U.S.-South Korean military drills that Pyongyang says are a prelude to an invasion.

The first step toward finding your ace Realtor? is to find some agents to interview. Then comes the agent interview. This is a good time to test the agents? response times. Disregard any agent who takes longer than 24 hours to respond to your invitation to interview. If your waiting threshold is shorter ? say, 12 hours ? use that length of time as the test period.

The buyer?s agent interview process is slightly different than that of the listing agent. With both types of agents it?s important to get the names and phone numbers of at least three past clients and then call these clients to get a feel for what it is like working with the agent.

Interviewing the Buyer?s Agent

The most important quality to look for in a buyer?s agent is her availability. Agents who sell real estate part time and have another full-time job are typically not available as often as those who work in real estate full time.

You might also like to give preference to those agents who utilize mobile technology in their businesses. These agents are typically able to respond quicker to new listings than those who don?t use such technology.

Will you be required to sign a Buyer Agency Agreement? There isn?t anything wrong with signing an agreement, but ask the agent to wait until you get to know him or her and are sure that this is the agent for you.

The agent?s schedule is important as well. Part-time agents typically have another job, leaving them little time to show homes. Busy agents without teams may be equally as crunched for time to show you homes. If the busy agent is a member of a team, with other members who can respond quickly to your needs, give him or her a bonus point.

Finally, ask the agent about the other ?team? he or she has amassed ? sometimes referred to as a list of ?preferred vendors.? Members might include a trusted lender, home inspector, Title Company, pest inspector, contractors (roofing, electrical, plumbing, etc.), cleaning company, stager, and moving company.

Tip: Don?t use the listing agent for the home you want to purchase. If you are purchasing a newly constructed home, don?t use the builder?s real estate agent. Having your own representation is crucial and it costs you nothing.

Choosing a Listing Agent

A listing agent?s number one job is marketing your home to as many buyers as possible, so pay close attention to how the agents market themselves. They do this with their listing presentation. First, however, they need to see your home

If you have a number of potential agents to interview, hold an open house and invite all of them to tour the home at the same time. Set the listing presentation appointments with each agent as he or she is leaving the home.

Ask each agent to bring the names and phone numbers of three past clients, MLS printouts of three of their current listings, a sample marketing plan and their statistics for the past year (total number of listings taken, listings sold and listings that expired or were withdrawn from the market). With these numbers you can calculate the agent?s list-to-sell ratio (divide the number of listings that sold by the total number of listings taken), which should be at least 90 percent.

What to Look for During the Listing Presentation

Pay close attention to the number and quality of photos and the property?s description. The ideal agent includes lots of clear photos and engaging text to describe the property. The presentation should appear professional, with personalized information, lots of clear photos and a suggested price for your home with an explanation of how the agent determined the price.

Tip: Aggressive agents will pressure you to sign the listing agreement during the presentation. Resist the pressure to sign right away by stating that you are interviewing more than one agent and won?t be making a decision until all the interviews are complete.

Checklist for Finding Realtors?

Ask everyone you know for the name of a Realtor? they trust, and make a list of at least three agents. Ideas of who to ask include:

  • Are there rips, tears or other damage to the screens?
